The project site is located in Telavi, Kakheti, at 21 Alazani Avenue, covering a total area of 46,946 m². The territory benefits from strong connections to the city and open views toward the Caucasus Mountains, which play a central role in the architectural composition.
The project is conceived as a composition of spaces generated through the interaction of rudimentary architectural forms. Simple geometric figures - the square, circle, and rectangle - accommodate distinct primary functions and are unified by a shared platform that integrates public spaces and supporting program areas.


The layout is carefully positioned to preserve sightlines toward the Caucasus range. The building footprint is placed on the flattest portion of the site to minimize environmental impact. The site is bordered by the Telavi sports complex to the south, Telavi Mall to the east, and new developments nearby. A river corridor and existing road infrastructure provide access and connectivity. The natural slope descending from south to north allows the design to maximize panoramic views and integrate the landscape into the architectural experience.
Within a strict structural grid, the building’s primary functions are inserted as independent volumes articulated in simple geometric forms:

- Main Pool — a square, structurally autonomous volume with a ribbed roof, rotated and slightly displaced from the grid to frame views toward the Caucasus range.
- Children’s Pool — defined by a coffered roof, detached from the main grid and oriented toward optimal panoramic views.
- Cylindrical Volume — a two-story space housing administration on the ground floor and a full-level sports hall above, connected to a rooftop terrace overlooking the Caucasus.

Material solutions emphasize simplicity and durability. The platform facade is clad in fiber-reinforced concrete panels, maintaining a raw concrete aesthetic, while independent volumes are finished with concrete panels and light-toned wood.
